Daily average sales are still showing strength overall in the City of Calgary. 32% of listings have sold so far this month.
The other 68% of homes listed are having a hard time attracting buyers. The List Price or Asking Price is what attracts or repels buyers. Too low means lots of buyers and offers. Too high means all you hear are crickets. Most sellers as you can see by the stats start too high and over time lower the asking price until someone bites. Usually ending up with a lower overall selling price, wasted time and unwelcomed stress. Some sellers even blame the Realtor for their lousy pricing strategy.
Successful sellers know this and price their houses to attract buyers. As you can see by these charts less than 1 in 3 listings result in a sale. The odds are against you selling with these failing strategies - "Let's Test The Waters" or "We Can Always Come Down" or "Let's Have Some Wiggle Room". Buyers can and will wait until to run out of patience and price the property realistically. Buyers control the market - with no buyers there is no Calgary Real Estate Market.
Yes there are Exceptions to what I've just said, but remember Exceptions are not the rule
