Townhouse prices since 2006 have gone sideways in a range from $300,000 to $350,000 for 15 years and are now at the midpoint.


Builders love building new townhouse projects and the City of Calgary seems to love them as well. The builders are able to leverage a small piece of land into many homes. The City of Calgary leverages many homes into higher taxes per sq ft of land vs a detached home.


It's easy for builders to flood the market with new townhomes and this keeps the prices of existing townhomes in a tight range.


Townhomes make great rental properties if you can get decent cash flow. Beware of special assessments. Review the Reserve Fund Study and the Reserve Fund Bank Account closely before investing.


The basic rule of investing in Townhouses in Calgary is for cash flow and mortgage paydown. Forget about property appreciation, if you get some it's a bonus!
