Home Mortgages

Unless you are paying cash for a home you will need a home mortgage

There are two basic types of mortgage agents.

  1. Mortgage Agents that work for a bank
  2. Mortgage Agents that do not work for a bank
Most people go directly to their bank to get a mortgage. Because they feel the bank knows them, likes them and will be easier to deal with. And in most cases that is true.
Many people go to an independent mortgage agent that has access to many lenders and many different types of mortgages. Typically independent mortgage agents are highly motivated to get you a mortgage.  
Each type of mortgage agent has its advantages and disadvantages. It's worth your effort to talk to both types.
To a Realtor® the main thing before they start showing you homes is that you are pre-approved for a mortgage and are ready to buy when you see the home you want.

Calgary Realtors® main role is to help people buy and sell homes in Calgary.

The most important tool used by every Calgary Realtor® is the Calgary MLS® database. The MLS® Database is the ledger that records the history of every property currently for sale and sold through organized Real Estate in Calgary.

Realtors® use the MLS® database co-operatively to help clients buy and sell homes.

The Calgary MLS® Map

In the early days of Calgary, the MLS® Map was divided by the Bow River. Over time as the City grew the MLS® Map became zoned by the quarters of NW, NE, SW and SE. Today our MLS® Map has 8 MLS® Zones. North West, North, North East, West, South, South East, East and City Central. Within these 8 Zones are the individual communities of Calgary.

After home buyers decide on Price Range and Home Type the MLS® Search usually targets an area of the City and the MLS® Database is organized by these 8 zones and communities to make the search more efficient.

3 Main Property Types

  1. Detached Homes (Single Family Homes)
  2. Attached Homes (Townhouses, Row Homes, Duplexes)
  3. Apartment Homes (Condos, High Rise Buildings, Low Rise Buildings)

1. Detached Homes

Any home that is not attached to another home is a detached home. It could be a single-family home or a home with a basement suite. As long as it is a stand-alone building it is considered a detached home.

2. Attached Homes

Any home that shares a wall with another home is an attached home. Townhouses, Row Houses, Duplexes are examples that fit this category.

3. Apartment Homes

Apartments are found in buildings of all sizes and shapes. And most if not all are legal condo units.

These 3 Main Property Types are used in organizing the MLS® Database used by Realtors to help people sort through the options for homes in Calgary.
