The average daily home sales stats month to date for July 2021 show buyer enthusiasm dropping compared to the over-enthusiastic mood from Mar to June for detached homes.
To be clear the March to June 2021 home-buying frenzy that took place in Calgary was limited to detached single-family homes. Condos and Townhomes got left off the party list.
Daily average sales peaked at 107 home sales per day in Apr 2021. 63% of that total was detached homes at 68 average homes sales per day. Townhomes came in at 22% of April home sales and Condos represented a disappointing 14% of total sales of homes in Calgary for April 2021.
Perspective changes depending on how we look at the market. Without drilling down many townhome sellers and condo sellers rushed into the market only to be met with disappointment as their end of the market still favours buyers by a wide margin.
The Calgary Real Estate Market has much to tell and teach home buyers and home sellers. The numbers are the numbers and have no emotion tied to them, although they do register the end results of all the individual emotions that moved the market.
