Every day of every month MLS® Listings Expire. All these people tried to sell thier homes and failed. Many do re list and after making adjustments to the price and or condition and might end up selling. Some get sold privately to friends and family.
The main point is listing a home for sale on MLS® does not guarantee a sale. Nobody can guarantee a home sold unless the price is so low we all turn into home buyers.
All the ads claiming to guarantee a home sold can't really mean much when you look at the chart below.
These homes did not sell. Home Owners and Realtors tried and failed. The number one reason is always price. How do we know this? Because listings that fail the first time out and come back on later at a lower price tend to sell eventually.
Whether a home sells or not, once it's listed a lot of time and money is invested. Photos are taken, measurements are made, signs are posted, listings are loaded on MLS®, lockboxes are installed, Realtors bring their buyers through, Open Houses happen, home owners keep getting asked to leave and keep the house show room ready and all for naught.
The home doesn't sell because the value did NOT match the price in the eyes of the current home buyers.
