How To Sell Your Calgary Home.
The three steps to selling your Calgary Home are what I call the three P's.
Product, Price and Presentation.
1. The Product
Once you decide to sell your home it becomes a product on the Calgary Real Estate Market. It's still your home and it's your product competing with all the other products on the market. Your goal is to make your product the "Obvious Choice".
How do you make your home/product the obvious choice?
Start with cleaning and decluttering. You would be surprised at the advantage you get right away. I would say the majority of houses for sale in Calgary today are not super clean or de-cluttered. If you think your house is already clean and de-cluttered, try to take it up another notch. Cleaning and De-Cluttering is low cost and easy to do. Even if you have to hire cleaners and de-clutters it is by far the most cost-effective thing you can do to get a house Sale Ready.
With your cleaning and decluttering finished, make a list of everything else. Then tackle the list from the least expensive first. Expensive items can be accounted for in step 2.
2. The Price
What's your home worth?
That is a difficult question for most people and an easy one for most Realtors®. The main reason is we Realtors® do this every day and most people only do this a few times in their life. So we get more practice and we know where to gather all the necessary information. You always make the final decision on price, we just present you with all the information you need to make an informed decision. A good idea is to get at least three Realtors® to provide Home Evaluations for you. Home Evaluations are Free from Realtors and you are never under any obligation to any Realtor®.
3. The Presentation
The presentation is all about presenting the property to the most amount of qualified home buyers to generate an acceptable offer to purchase. This includes all On-line and Off-Line marketing opportunities. Every Realtor® will get professional photos and put the listing on MLS®. Every Realtor® will put on a lockbox, plant a lawn sign, host an open house, print some flyers. Thanks to the internet, it is difficult to not get a home for sale exposed to the world. Once a home is listed on MLS®, a million other websites automatically pull the information and your listing shows up on their websites. Try searching on google by your address or any number of other search terms like Calgary Real Estate and Homes For Sale. Getting Exposure is Easy thanks to the Internet.
Getting a 2nd and 3rd look online and then a showing request is harder.
Buyers do not buy one house over another because one had better marketing. They bought because they liked the house and the price. Fancy feature sheets and 3D Online tours will not trick anyone into overpaying for a house.
