Cochrane Foreclosures include Bank-Owned Properties and Court Ordered Judicial Sales. Properties are sold in "As Is" condition on the day of possession. Offers to Purchase must be "Un-Conditional". That means no "Subject To Home Inspection" or "Subject to Financing" or "Subject to "Condo Documents Review" or "Anything Else". There are no Un-Attached Goods like appliances included in the Offer to Purchase. If appliances are in the home at the time of the sale, they will most likely be there on possession day, but are not guaranteed to be there by the sellers. Banks and courts do not view these properties in person, so the contracts are written for their protection. Buying a foreclosure is not a bad idea as long as you are comfortable with buying a "To Do" list.
Condos & Townhomes: Condo documents are not included by the seller. Management Companies can charge hundreds of dollars for these essential documents.
Bank-Owned vs Court-Ordered: Bank-Owned foreclosure listings means the legal title is in the banks name and dealing with Offers To Purchase happen much quicker with banks than Court-Ordered Listings. There are No Counter Offers from the courts. Banks will sometimes Counter Offer and Accept Conditions. Sometimes the listing says who the seller is, otherwise you have to contact us.
