MLS History By Calgary Community - Detached Homes Only

The bottom left of these charts is where the first sales of detached homes in a community are recorded in the MLS system. As time goes on the prices change and the spread between the high and lows gets wider. The far right are the most recent sales and in older communities that gap tends to be much wider. That gap is what is happening today. Think of the lowest prices being the worst homes in the community while the highest prices are the best homes in that community. The area in between for enterprising real estate investors is what we call the "Area of Opportunity".
