Eagle Ridge Calgary – Small, Expensive and in a Pretty Remarkable Location

Eagle Ridge is easy to miss. There aren't many houses, there isn't much traffic and most Calgarians probably couldn't draw the community boundaries on a map. The people who live here probably don't mind.

This is one of Calgary's smallest and more exclusive residential communities, tucked between the Glenmore Reservoir, Heritage Park and Rockyview General Hospital. Large lots, mature landscaping and some substantial homes give Eagle Ridge a very different feel from the communities surrounding it.

And yes, the houses are expensive.

That isn't exactly breaking news. Eagle Ridge has appeared among Calgary's higher-priced communities for years. What's more interesting is why.

Maybe This Really Is Where the Doctors Live

I've joked that Eagle Ridge looks like the kind of place where the highest-paid doctors and their lawyers might live. I couldn't find any evidence for the lawyers, but apparently I wasn't completely out to lunch on the doctors.

Rockyview General Hospital is basically next door, and CREB has previously identified Eagle Ridge's proximity to Rockyview as one of the community's attractions for doctors working at the hospital. That makes sense. If you've spent years getting yourself into a position where you can afford an Eagle Ridge home, spending less of your day commuting probably isn't a bad idea.

There is a longer-term benefit as well. Rockyview isn't just a workplace. It's a major Calgary hospital with emergency, diagnostic, surgical, outpatient and specialty medical services. As I mentioned with neighbouring Kelvin Grove, proximity to good medical care is one of those location features that can become more important as we get older.

260 People – That's Not a Typo

Here's the statistic that tells you more about Eagle Ridge than a bunch of luxury real estate adjectives.

The 2021 Census counted only 260 people living in private households in Eagle Ridge, spread among 105 households. All 105 occupied households were owner-occupied according to the City of Calgary community profile.

That's tiny.

For comparison purposes, many Calgary communities have populations measured in the thousands or tens of thousands. Eagle Ridge is closer to a very exclusive little village sitting inside a city of more than a million people.

The same Census data reported median household income of $432,000 in Eagle Ridge versus $98,000 Calgary-wide. So we're not exactly uncovering Calgary's next affordable-housing opportunity here.

Eagle Ridge Calgary Real Estate

If you're searching for Eagle Ridge Calgary homes for sale, patience may be required simply because there aren't that many houses to begin with. A small housing stock combined with relatively low turnover means there may be very little available at any particular time.

It also makes Eagle Ridge real estate interesting to value. In a community this small, one unusual sale can move an average price substantially. Luxury properties also tend to become more individual as prices rise. Lot, architecture, renovations, privacy, views, landscaping and the exact location within the neighbourhood can become considerably more important than another hundred square feet of RMS area.

This is definitely not a community where I'd price a house by grabbing the average Eagle Ridge sale price and applying it to everything with the same postal code.

One of Calgary's First Laneless Communities

Eagle Ridge also has an interesting place in Calgary development history.

The community was developed around 1960 and was one of Calgary's first two laneless subdivisions. That's fairly ordinary today, but it wasn't ordinary when Eagle Ridge was being developed.

Even more interesting, City of Calgary planning documents identify Eagle Ridge as the location of Calgary's first condominium.

That's quite a bit of Calgary real estate history packed into a neighbourhood with barely more than a hundred households.

The Glenmore Reservoir Is the Other Neighbour

If Rockyview General Hospital explains part of Eagle Ridge's location value, the Glenmore Reservoir explains another part.

Some Eagle Ridge properties occupy elevated locations overlooking or near the reservoir, and the entire neighbourhood is close to the pathways and recreational areas surrounding it. Walking, cycling, sailing, paddling and the extensive park system around Glenmore are all nearby.

Then there's Heritage Park immediately beside the community, occupying its large peninsula on the Glenmore Reservoir.

Put it together and Eagle Ridge has an unusual collection of neighbours: a major hospital on one side, one of Calgary's largest recreational areas on another and one of the city's best-known attractions beside it.

There aren't many Calgary communities where you can duplicate that.

Privacy Has Value Too

Eagle Ridge isn't just expensive because the houses are big.

Large lots, mature trees and the way the community is laid out create privacy that's increasingly difficult to find without moving much farther from central Calgary. CREB has previously highlighted both privacy and the secluded location as important parts of Eagle Ridge's appeal.

That's one of those real estate features that's difficult to measure with a spreadsheet.

You can measure the lot. You can measure the house. You can count bedrooms and bathrooms.

Privacy is something you usually understand when you're standing there.

Old Houses, New Houses and Some Serious Renovations

Don't assume expensive means new.

Eagle Ridge is an established community, and the original neighbourhood dates back to around 1960. Over the decades some properties have been renovated extensively, some rebuilt and others changed more gradually. CREB was already describing Eagle Ridge as an active area for redevelopment several years ago because the larger lots provide room to work with.

That creates the same issue we see in other established communities, except with considerably larger numbers attached.

An older original property, a major renovation and a newer custom home aren't automatically comparable because they're all in Eagle Ridge.

At this end of the market, details matter even more.

Buying an Eagle Ridge Home

If you're looking at an Eagle Ridge home for sale, I'd start with the things you can't change. Lot. Location. Privacy. Orientation. Relationship to neighbouring properties. Proximity to the reservoir. Then look at the house itself.

After that we need comparable sales, and finding them may take some work. With only a little over a hundred households, we aren't guaranteed a nearly identical house that sold three weeks ago.

Sometimes an older Eagle Ridge sale may tell us more than a newer sale somewhere else. Sometimes we'll need to look at competing luxury communities and work backwards from the differences.

The goal isn't to find the most comparables.

It's to find the right ones.

Selling a Home in Eagle Ridge Calgary

Selling is the same exercise from the other direction. An Eagle Ridge seller isn't necessarily competing only with other Eagle Ridge listings. Depending on the house and price, the buyer may also be considering Bel-Aire, Mayfair, Britannia, Pump Hill or other established Calgary luxury communities.

That's the real competition.

The Eagle Ridge address has value. So do the lot, privacy, proximity to Rockyview and the Glenmore Reservoir. But buyers still decide how much those things are worth compared with everything else their money can buy.

Is Eagle Ridge Calgary Worth Considering?

If you're searching for Eagle Ridge Calgary homes for sale, Eagle Ridge luxury homes, homes near Rockyview General Hospital, homes near the Glenmore Reservoir or luxury real estate in southwest Calgary, Eagle Ridge belongs in the conversation.

It's tiny. It's established. It's expensive. And its location would be almost impossible to recreate somewhere else in Calgary today.

Only 260 people were counted living in private households here in the 2021 Census.

Apparently Calgary doesn't need a very large neighbourhood to hold a lot of expensive real estate.
