Calgary Real Estate - Market Stats - MLS® Listings

20 Years Ago This Month, I became a Realtor® with the sole intention of Investing in Calgary Real Estate for myself. And I have done that. And along the way, I also became a busy Realtor® helping lots of people buy, sell, and invest in properties in and around Calgary. During this time, I've been both an active participant and a keen observer of the market. The chart below shows you what I've had a ringside seat to. This is just one of the many charts and spreadsheets I've used to help myself and my clients over the years. This simple chart has a ton of stories and more than a few lessons. 20 years ago, I said everyone should own at least two homes. One to live comfortably in and another as an investment property. That still stands!

Homes Don't Care About The Stock Market

The Calgary Real Estate Market has three main options. Buyers Market, Sellers Market or Balanced Market. When you know what market we are in, there are obvious advantages. There are more advantages to knowing which chunked-down market you are in. You could be in any of these markets. The Detached, Attached, Condo, SW, SE, NW, NE, Winter, Fall, Spring, Summer, Low Interest, High Interest, or something new or maybe a combination of several types. The house doesn't care, though. The house is more concerned with keeping rain and snow outside and warmth and comfort inside. It doesn't care what the stock market did today. When Are You Moving?

So What Is Going On In the Calgary Real estate Market? Buyer Demand & Seller Supply For Housing.

"How's The Market" is a great question that begins when we look at the entire local Real Estate Market.

  • Which direction are homes listed headed?
  • Which direction are home sales headed?
  • What time of the year is it?
  • Are daily average home sales rising or falling?
  • What percentage of homes listed for sale last month actually got bought?

Ask the same questions for the three main categories of homes in Calgary. The chart below shows the data for the Total Market, Detached Homes, Attached Homes and Condos. Each style of home is a market within the market. Each Calgary Community is a market within a market. Calgary is home to over 200 separate communities with unique answers to the same questions above. We slice and dice the home sales data to provide the answers our clients want.
